I recently purchased a second home in Scottsdale , Arizona. With the help of my assistant, I was introduced to Roger Banning to help me as a realtor in my search. In this market, establishing the right sales price for your home is of paramount importance in attracting a qualified buyer willing to go through the Short Sale process with you. Of course everyone wants to get the most from their property, but in the end the Market will drive the price. Roger performed a number market surveys and price adjustments to keep our property competitive in the Market as it was spiraling down.

Once you find a qualified buyer, the fun really begins as you must deal with the mortgage lenders involved in the Short Sale. This can be the most frustrating and time consuming part of the process. Once we had a formal offer Roger engaged with the lenders to establish a Short Sale file and helped facilitated the process between the buyer, the seller and the mortgage lenders. The lenders are literally swamped in paper work and are almost impossible to get in contact with which requires multiple calls and messages. Roger was very responsive to the additional burden and overhead required to work with the lenders in a Short Sale process. What ever it took, Roger was there.
So, in summary… It can be done and it does pay to have a realtor professional like Roger on your side all the way. We could not have done it without him.

WOW where do I start with Roger. I will start with he is no longer called Roger to me and my family we just refer to him and his business associates as the “Dream Team” (lender, inspector, Insurance, and credit repair people). I had talked to Roger only on the phone for almost a year, in that time he held my hand and pointed me in the right direction to get my husband and me into a house. His loyalty, honesty and patience was a refreshing treat. I am writing to thank you and your colleagues for the work that you did to achieve the sale of a condo unit that my wife and I owned in Tempe, Arizona. In this time of more rigid Bank demands on loans, you and your group went beyond the usual activities of a sellers agent by handling issues that arose between the Bank’s agents and the condo association manager’s personnel. The bank asked for specific information and the condo manager’s staff provided incomplete information a number of times. When I called the agent in frustration I was not successful in getting attention to gathering the complete information. At this point the close of the sale was delayed by three weeks and the manager, who I personally phoned, would not return my phone calls. You and your staff intervened and while they initially refused to gather the required information you personally brought the parties together and paid the condo association out of your own fees to do the extra work. When the work was done your group reviewed the data gathered by the condo manager’s staff, realized it was not correct and did not meet the conditions of the bank loan. At this point you conducted your own data review and determined the work done by the condo manager was in error. Your group gathered the correct information, presented it to the condo association manager who subsequently used your data in the response to the lender questions.
Needless to say the sale then went through. I know this sale would not have closed without the extraordinary work that you and your group were willing to do even though it cost you time and money. Your efforts went way beyond the normal work associated with your job as the seller’s agent and we are very grateful that you represented us in this sale.
